De-Risking Part 3: How is COVID19 impacting your project?

With life starting to show signs of things getting back to a new normal with different state infection curves being flattened or declines of peak hospitalizations, there will still be an aftermath to consider.

4 Main Questions to Ask:

  1. How is your project timeline going to be affected over the duration of the rest of your project?
  2. How will social distancing, temperature checks, safety guideline changes, good hygiene practices, etc. slow down your project?
  3. Will your subcontractors on the job continue to fall sick, albeit at a slower rate for the duration of your project until a vaccine comes out? 
  4. What happens to your project if you have 5-10% of your subcontractor teams out on any given week?  Do they have the bench to account for that?

Further, what happens if a second wave happens in the fall or winter, potentially co-current with the flu next time.  Remember that the second wave of the Spanish Flu of 1918 caused far more deaths than the first wave.  Would your government shut down construction sites again?  Would anyone venture out of their houses if it’s too dangerous to work?

And we’re still not considering the larger macro trend for construction, the one where two people are retiring from the trades for every one person joining.  Will Covid-19 hasten some older worker’s retirement plans to alleviate their concerns about working in the field?
